The Canary Islands have a different tax regime from mainland Spain. Resale property: 6.5% ITP (Property Transfer Tax). New-build property: 7% IGIC (instead of VAT) plus 1% Stamp Duty (AJD). Notary, Land Registry and conveyancing fees add roughly 1%–2%. At Atlantic Keys we quantify all real costs before signing so there are no surprises.
Yes. Any non-resident buying real estate in Spain requires the NIE (Foreigner Identity Number), needed to open a local bank account and to sign the deed before a notary. It can be applied for at the Spanish consulate in your home country or in person in Tenerife. We assist clients in Spanish, English, German and Bulgarian throughout the process.
It is the document certifying that a dwelling meets minimum living standards. In the Canaries it is required to sign the title deed, contract utilities and obtain a Holiday Rental licence (VV). Many older properties in South Tenerife lack one or contain non-legalised extensions. We verify its existence and validity in every transaction.
The most frequent: discrepancies between the physical reality and the Land Registry, unlicensed works, enclosed terraces not declared, properties on non-buildable rural land, unpaid community debts, and Holiday Rental restrictions imposed by the municipalities of Arona, Adeje or Granadilla. As a Judicial Expert Appraiser, we audit each of these points before any offer.
It depends on the municipality, the urban classification of the land and the community's bylaws. Since 2024 many South Tenerife councils have tightened restrictions and there are saturated zones where new VV licences are no longer granted. Before buying for holiday rental, we verify real feasibility with the council and the community of owners.
